The median sales price for homes in Spanish Fort AL between Jul 11 and Sept 11 was $251,500, which is a decrease of 11.8 percent as compared to data for the same time period last year. Also seeing a decrease is the Average price per square foot which as at $103, a 5.5 percent decline compared to last year at the same time. Average listing price for Spanish Fort homes for the week ending with Oct 5 was $298,578, revealing a 0.3 percent increase from the previous week.

Prices:” The average sales price in Baldwin County for April increased 11.88 percent to $207,392 from $185,362 in March. The median sales price increased 4.33 percent to $156,500. Median sale prices increased in Central by 6.37 percent, South by 35.47 percent and Gulf Beach by 6.31 percent. Median sale prices in the North fell 7.09 percent, and Eastern Shore fell 7.09 percent in April.”

Sales: “Sales for the entire county rose from 343 to 363, or 5.83 percent. Gulf Beach showed a total of 139 sales, an increase of 28.70 percent compared to March. Sales in the North decreased from 10 to 9 in April, or 10 percent. Eastern Shore decreased 0.95 percent with a change of one sale less than the number of sales in the previous month. Central sales decreased 8.82 percent, or from 34 to 31 sales, and South decreased 6.98 percent, dropping from 86 sales in March to 80 sales in April.”

Days on Market: “Average days on the market for the whole county increased from 174 in March to 197 in April, a 13.22 percent change. North Baldwin increased by 159 to 260, by 45 to 214 in the South, by 20 to 226 in Gulf Beach, and by 3 to 162 in Eastern Shore. On the other hand, Central Baldwin decreased by 17.33 percent, or by 26 to 124 in April.”

U.S.: “The number of homes sold in the U.S. increased by 3.50 percent in February. The median sales price fell 1.1 percent to $156,100, and the average sales price fell to $202,300, a 1.70 percent change. The number of months required to sell the existing inventory increased to 8.5. The National Association of Realtors recommends a 6 to 8 month range for a healthy market.”

“Overall, the Baldwin residential market showed a 5.83 percent increase in sales activity, affecting price, ending inventory, and days on the market. Significant activity happened in Gulf Beach, where sales represented 38.29 percent of total sales in all Baldwin County.”

Spanish Fort AL will be seeing new developments with the recent sale of land to a supermarket chain. A Lakeland Florida based supermarket chain is moving forward with plans to build, paying $1.2 million for 8 acres of land in the Eastern Shore Centre. The new store is expected to be 54,000 square feet and be built on the site north of Eastern Shore Drive and west of Eastern Shore Boulevard. There are now 11 adjacent acres available near this location for future development and it is rumored that an unidentified ‘big-box’ tenant may have building plans.

Multi-Use Development Plans in Spanish Fort AL Moving Forward

Plans for a multi-use development on the Causeway in Spanish Fort AL, received a positive recommendation from the Planning Commission this month; now the rezoning request for the property, which used to be a an Exxon gas station, must be approved by the City Council before moving forward. The proposed construction plans include a restaurant and bar, convenience store with no fuel sales, eventual seafood sales, and a bait-and-tackle shop. Although most of these uses are already approved under B-2 classification, a retail bait-and-tackle shop falls under B-3 zoning and must be approved. Construction is expected to begin during the first quarter of 2011.

Spanish Fort AL Road Widening Project to include Some Improvements to the City

The state project to widen part of U.S. 31 is expected to be under way later this year; in addition to the widening of the road, other improvements to Spanish Fort AL will also take place.

The City Council adopted a resolution that will allow the mayor to enter into an agreement with the Alabama Department of Transportation, and the city will pay the highway department $800,000 for the improvements including sidewalks and closed drainage. City Attorney, David Conner, reported that the city has been setting aside money for these improvements for years now in anticipation of the road widening project.
Bidding for the project is scheduled to commence July 30th and construction is slated for September 30th, with an estimated 18 months for completion.

New Development Plans for Spanish Fort AL

City officials of Spanish Fort AL will have a better idea of the proposed city complex on April 27 when seven architectural firms will present their renderings and presentations. The working budget for the project is $7.5 million and each architectural firm finalist will contend with their designs that should cover the desired specifications of the city. The area for development is an 18-acre site which is at the intersection of highways 72 and 31 in Spanish Fort AL and is intended for multipurpose building in the short term and a myriad of other services and amenities in the long term projection as the city continues to grow.

22nd Annual Alabama Coastal Cleanup: Another Successful year

The 22nd annual Alabama Coastal Cleanup project saw another successful turn out this year. This annual cleanup activity invites volunteers from all over the region to take part in collecting trash to keep the gulf coast looking pristine and inviting. Not only is this event important for the appearance of the coast, but it also prevents local marine life from being negatively affected and helps residents to be more aware of their duty in keeping the gulf coast a place of beauty. Organizers reported about 900 lbs of trash were collected at the May Day Park in Daphne AL alone, with enough volunteers present to finish the area in about an hour.
