“Two different kinds of cities to see rebound in house sales; reasons include increase in jobs and lower real estate prices”

“Despite U.S. housing markets being generally dreary since 2008, there are a few promising patches across the country, according to 24/7 Wall St. Review . 24/7 Wall St. looked at data from Fiserve Case Shiller, which gathers and analyzes housing information, and compiled a list of ten markets that will rebound the most in 2011.

The list indicates that two kinds of real estate markets are on the rise: one that was generally stable, but was hurt by the recession; and one that will rise because lower housing costs are making it affordable for residents to buy a home for the first time in decades.

The twelve cities in which homes prices will increase the most in 2011 are divided into two categories. One comprises cities in the Northwest with mostly white populations, stable middle classes andone or two major industries that dominate employment. Some of these cities are removed from larger metropolises like Chicago or L.A., meaning they serve geographic areas that might stretch several hundred miles, making them business and agricultural hubs.

The second category of cities is composed of cities that have not been as economically prosperous, but have made the list because lower housing prices have changed the residents’ ability to purchase homes that were previously unaffordable.”

Rents May Go Up, Good Time to Buy A Home in Daphne, Fairhope, Mobile or the Mobile Metro Area?

There is much talk in the real estate world about rents in the Mobile Metro area going up. The decrease in home ownership caused by the bursting of the nation’s housing bubble, combined with an increase in renters has put a big demand on rental markets in Daphne, Fairhope, Mobile or Mobile Metro areas. This demand is creating a competitive market that is allowing a climate for rents to increase.

This is a prime example of how owning a home can be more beneficial than renting in certain markets. Housing is more affordable than it has been in years in the majority of the United States. Mortgage rates are low, inventories are high, and home values are still falling. In areas where a monthly mortgage payment is the same or less than monthly rent, home ownership is a wise investment.

The National Association of Realtors has been hosting “Home Ownership Matters”, visiting cities across the nation and educating people on the values of home ownership. A staggering statistic that they show is that the majority of home owners have a net worth of more than 30 times that of renters.

The mere fact that rents can go up as much as 10%, whereas fixed rate mortgage rates stay the same, make buying a home in Daphne, Fairhope, Mobile or Spanish Fort in today’s market is smarter than renting, for those that can afford to buy a home. Rent is, in essence, paying someone else’s mortgage.

Gulf Shores may Lower fees for Developers

The Gulf Shores City Council is considering lowering fees for developers, according to a recent report in the Press Register. Since July 2006, when a ‘boom-era’ of development was underway in the Gulf Coast of Alabama, an increased fee schedule was set up that charged developers, and others seeking to build structures and subdivide parcels; however, present circumstances make it more ‘reasonable’ to lower these fees and encourage new construction. Part of the proposed changes to the fee schedule include eliminating fees that are rarely charged, having a flat fee for planned unit development reviews, halving the fees charged to applicants for a planned unit development zoning, and adding two new fees for tree removal and signage permits. If these changes are approved, Gulf Shores AL will bring their fee schedule closer in line with neighboring communities.

Gulf Coast Home Sales Showing Increase this year

According to a recent report on the Baldwin County real estate market, existing home sales in Alabama’s gulf coast have been increasing during the first half of this year. During the first six months of 2008 the sales of existing homes totaled 1,452, while this year it increased to 1,479 over the same time period. Another positive indicator of Gulf Coast Home sales is the monthly report on Baldwin County Multiple listing service which revealed that coastal area dollar sales in June increased to $83.4 million from May’s $78.6 million—a 6 percent rise.

Business Leaders Expressing More Confidence in Alabama’s Economy

According to a recent survey conducted by the University of Alabama, business leaders are expressing more confidence in the state’s economy. The survey was based on about 250 business leaders’ responses that represented a variety of businesses statewide. Results offered an optimistic look as the Alabama business leader’s confidence index went from 32 from the second quarter to 46. Mobile County business leaders gave a similar rating with a business confidence index of 45.8.

Mobile AL Cited in Top 10 Cities for Recession Recovery

This week, Forbes Magazine cited Mobile AL in the top 10 cities for recession recovery. While many cities will be feeling the effects of the recession for a number of years, Mobile Alabama is bouncing back, with economists predicting growth this year. New jobs expected in Mobile AL

The Atlanta-based Ryla Inc. has selected a site for their new regional headquarters in Saraland, according to a recent article at wkrg.com. Ryla Inc. is a corporate data center and regional call center and this move will add more than 1,200 new jobs to the area. The company expects to hire about 400 employees by early summer. A growing business, Ryla Inc. had outgrown their Georgia location and is happy to bring in over a thousand jobs to the Mobile AL area.

Mobile’s new Container Terminal Receives new Service

This past Thursday, April 16th, Maersk Line announced that the Transatlantic (TA2) line will now be making weekly calls at the new Mobile Container Terminal. This same line offers shipping to Northern Europe, UK/Ireland, Scandinavian and Baltic destinations as well.

Mobile’s Container Terminal, which was a $300 million project, began operations October 2nd and is expected to handle approximately 150,000 units each year. The director of the Alabama State Port Authority, Jimmy Lyons, indicated that the new service was a ‘positive sign for the long-term success of the terminal.’ This new route for the Transatlantic is expected to save companies a lot of money that had hitherto had to go to the East Coast or New Orleans for service to Europe.
