10 housing markets set for biggest rise in 2011

“Two different kinds of cities to see rebound in house sales; reasons include increase in jobs and lower real estate prices”

“Despite U.S. housing markets being generally dreary since 2008, there are a few promising patches across the country, according to 24/7 Wall St. Review . 24/7 Wall St. looked at data from Fiserve Case Shiller, which gathers and analyzes housing information, and compiled a list of ten markets that will rebound the most in 2011.

The list indicates that two kinds of real estate markets are on the rise: one that was generally stable, but was hurt by the recession; and one that will rise because lower housing costs are making it affordable for residents to buy a home for the first time in decades.

The twelve cities in which homes prices will increase the most in 2011 are divided into two categories. One comprises cities in the Northwest with mostly white populations, stable middle classes andone or two major industries that dominate employment. Some of these cities are removed from larger metropolises like Chicago or L.A., meaning they serve geographic areas that might stretch several hundred miles, making them business and agricultural hubs.

The second category of cities is composed of cities that have not been as economically prosperous, but have made the list because lower housing prices have changed the residents’ ability to purchase homes that were previously unaffordable.”

“Founded in 1702, Mobile is a major regional center for art, and features an opera, a ballet, and several art museums. Mobile is the largest city in the gulf region between St. Petersburg, Florida, and New Orleans. It saw some of the worst effects of both Hurricane Katrina and the BP Oil spill. As the impacts of both these disasters begin to subside, housing values have started to recover, and are projected to improve 8.4%, the fastest growth of any region in the country, by 2011. Barbara’s Favorite Secret Recipe Shrimp, Crab and Corn Bisque

Ingredients

  • Chicken stock made from boiling a whole chicken with one onion & 6 stalks of celery with salt and pepper to taste until    chicken falls off of the bone. Remove chicken, celery and onion from the pot, chill until the fat rises to the top, skim off fat. Save the chicken to use in another dish.
  • Melt one stick of unsalted butter add two tablespoons of corn starch, stir until blended, add chicken broth, cook until mixture begins to thicken.
  • Add one pint of whipping cream, simmer on low.
  • Add one pint of Silver Queen (home-grown) creamed corn or frozen Sweet Nibblet corn.
  • Peel one pound of medium shrimp cut nearly all the way through as to butterfly, add shrimp, cook slowly until shrimp begins to curl and turn pink.
  • Add one pound of jumbo lump fresh crab meat (claw meat will work) but the lump is much more tasty, cook slowly until crab is thoroughly warmed.

Home inspectionThere are pros and cons to sellers conducting home inspections before listing and selling their Daphne, Fairhope, Mobile or Spanish Fort, Al  home. Many people in the real estate business see the merit of a home inspection before listing a home because it enables problems that could become deal breakers to be resolved before they ever become known to a potential buyer. Of course a pre-listing home inspection can also unveil a laundry list of issues that a home owner may not be prepared to deal with or pay for.

If a seller decides to do a home inspection before putting his home on the market he has a choice of fixing the issues that present themselves, or opting not to. A home owner has to disclose the inspection items when under contract and therefore must be prepared to fix problems, allocate money at closing to fix problems, or be prepared for a contract to fall apart. February was a difficult month nationwide for housing, and Mobile County was not exempt. In the Springhill/ USA area, February saw 11 homes sold for an average of $175,695 ($112.22/sq ft). This is a 24% drop from January. Nineteen pending sales averaging $265,643 ($94.04/ sq ft) is a significant drop from January’s $300,738 average ($113.57/ sq ft).

The Downtown/ Midtown area of Mobile held its own in February, with the average sold home actually increasing from $99,497 ($61.24/ sq ft) in January to $126,449 or $72.59/ sq ft! Values of homes pending sale rose slightly from an average of $104,740 in January to $110,696 in February.

The area encompassing West Mobile and Semmes saw the most activity within Mobile and Baldwin Counties in January 2009. With 30 homes sold and 79 contracts pending, this area is relatively fast-paced compared with surrounding communities. Spanish Fort city proper is growing in leaps and bounds with the new Bass Pro Shopping mecca becoming a reality. During 2007 one hundred and forty three homes sold, the same number that sold during 2006. In 2007 the average sales price was $275,983 and the median sales price was $262,500. with the average days on the market being 82 days, in 2006 the average days on the market was 69, so it is taking 16% longer to sell homes unless the criteria of condition, location and price is met, making the homes for sale one that buyer’s do not want to let get away.
During 2006 the same number of home sold at an average of $310,821. and a median sales price of $292,000. Sales price for homes in 2007 was down by 11%, meaning in this particular market more homes were built at an affordable price. The interest rates are still low and there are many homes for buyers to choose from making it a great time for buyers to buy their dream home.
