10 housing markets set for biggest rise in 2011

“Despite U.S. housing markets being generally dreary since 2008, there are a few promising patches across the country, according to 24/7 Wall St. Review . 24/7 Wall St. looked at data from Fiserve Case Shiller, which gathers and analyzes housing information, and compiled a list of ten markets that will rebound the most in 2011.

The list indicates that two kinds of real estate markets are on the rise: one that was generally stable, but was hurt by the recession; and one that will rise because lower housing costs are making it affordable for residents to buy a home for the first time in decades.

The twelve cities in which homes prices will increase the most in 2011 are divided into two categories. One comprises cities in the Northwest with mostly white populations, stable middle classes andone or two major industries that dominate employment. Some of these cities are removed from larger metropolises like Chicago or L.A., meaning they serve geographic areas that might stretch several hundred miles, making them business and agricultural hubs.

The second category of cities is composed of cities that have not been as economically prosperous, but have made the list because lower housing prices have changed the residents’ ability to purchase homes that were previously unaffordable.”

Alabama Gulf Coast Real Estate Recovery Picking Up Speed

The Alabama Gulf Coast real estate recovery appears to be picking up speed. Helping to accelerate the sales of homes is the extremely low cost involved. While home values may still drop in many areas, it appears that volume may start accelerating. The high number of foreclosed homes has pushed the prices of home very low in many parts of the country, helping to create extremely reasonable affordability.

An interesting examination of Daphne, Fairhope, Mobile and Spanish Fort, Al real estate sales data uncovers the fact that cash buyers are representing a large percentage (roughly one third) of the nation’s home sales. Today’s buyers market is a boon for real estate investors who are clearly seeing that the bottom is here, whether it has already hit or is close to being hit. January showed that home prices on average were the lowest that they have been in close to a decade.

It is possible to find both positive news and negative news when looking for news about real estate. As with any information real estate changes from locale to locale, but on the whole the Daphne, Fairhope, Mobile and Spanish Fort, Al market is seeing signs of recovery. Those who can afford to buy homes for cash and those who can acquire a mortgage are those who will not be looking back thinking if only I had bought then.

There are pros and cons to sellers conducting home inspections before listing and selling their Daphne, Fairhope, Mobile or Spanish Fort, Al home. Many people in the real estate business see the merit of a home inspection before listing a home because it enables problems that could become deal breakers to be resolved before they ever become known to a potential buyer. Of course a pre-listing home inspection can also unveil a laundry list of issues that a home owner may not be prepared to deal with or pay for.

If a seller decides to do a home inspection before putting his home on the market he has a choice of fixing the issues that present themselves, or opting not to. A home owner has to disclose the inspection items when under contract and therefore must be prepared to fix problems, allocate money at closing to fix problems, or be prepared for a contract to fall apart. Combating Gulf Coast Alabama High Property Taxes

Combating high property taxes in Gulf Coast Alabama is something people should be aware of in a time when home values have dropped significantly. It can be a puzzling question to many homeowners, if my home value has dropped 25% why have my property taxes not decreased by the same amount? Your property tax bill can be adjusted if you make an effort to challenge it.

The first step is to take a good look at your property tax bill. This year’s assessment and last year’s assessment should be listed, as well as a breakdown of how your taxes are allocated and added up. You should have a good idea of the value of your property and whether or not you have been assessed properly. A good next step is to approach your Assessor’s Office.

What to examine in order to help you lower your assessment:

Living space, is the correct square footage of living space filed with your county?
What are your home’s flaws? A bad layout or location can make your Daphne home less likely to sell but the upshot is that these flaws could work to your advantage as far as its assessed value goes.
Compare your home to your neighbor’s home and see if your assessments are similar. If you are assessed higher you have cause for adjustment.
A professional appraisal of your real estate can be helpful as you certainly shouldn’t be paying taxes for more than your home is actually worth.

In some cases a petition may have to be filed to adjust your property’s assessed value and reduce your property tax bill, in other cases the Assessor’s Office can simply take care of it. The most important thing to remember is that the squeaky wheel gets the grease and if you don’t try to lower your property tax it certainly will not decrease on its own.

Last Thursday July 22nd was the Annual Flavors of the South Event. Hosted by the Central Baldwin Chamber of Commerce, this annual event featured over 20 vendors from all over Baldwin County AL. Residents and visitors got a taste of what makes the south grand with dozens of food choices as they sampled fine cooked southern cuisine. Compared with July home sales in Daphne, September showed an increase in the number of transactions. 35 homes sold in September 2009, with the average sales price jumping from $204,421 to $253,199. The average price per square foot rose from $92.43/sq ft to $97.98. Unfortunately, the average time on the market increased again from 118 up to 147 days . There are 49 Daphne homes with pending contracts, averaging $95.45 per square foot, down from $103.28 in July. Those with currently listed homes are more optimistic, with the average price per foot at $113.87.

In Spanish Fort, there were 11 home sales in September. The average sales price decreased again from $277,989 (July) to $263,323. Price per square foot followed suit. The sales that averaged $107.82 in July averaged $103.66 in September. Days on the market for these sold homes dropped from 134 in July to 116 in September. The inventory of homes available in Spanish Fort is 130, with an average list price of $349,074 or $120/square foot.

Down the highway in Fairhope, 16 homes sold in the month of September. Average sales price climbed a bit to $270,831 or $135.98/square foot. The days on the market for September home sales has dropped a bit to 142 from July’s 149. While this is still longer than anyone would like to see, it is a vast improvement over the Spring, when activity was much more sluggish. Fairhope has 30 pending contracts, averaging $124.56/ square foot. The 408 active home listings average $466,389 and $182.65 per square foot and they’ve been on the market an aveage of 162 days. Baldwin County Planning and Zoning Commission Held Work Session for Horizon 2025 Plan

The Comprehensive plan for Baldwin County is steadily coming along. Last night the Baldwin County Planning and Zoning Commission work session was held to talk about how the Horizon 2025 document would be implemented. The Genesis Group prepared the report based on input from political leaders in 2007 and residents; the current questions for the proposed plans include which suggestions will actually be implemented by the county officials and which ones will not. The slowing down of the housing market could prove to be beneficial as now officials can really look at planning how to make their county grow responsibly and be in the best interest of the local economy. The Baldwin County Planning and Zoning Commission will have a special meeting on December 11th to present recommendations to the county commission.

Foley Alabama’s latest crime rating report revealed that their effort to increase police presence has caused crime rates to decrease. The report compared the crime rates for the area last year during the first half of 2007 to the first half of this year for 2008, which reflected a 31 percent drop.

Foley Alabama officials attribute this 31 percent decline in crime rates for their city to be due to an increase in police coverage, police officers on the streets, police strategy, and patrol strategies. Also adding to the safer environment are residents and other authorities that keep a close eye on their areas to help reduce crime rates.

To continue their record of a safer city, Foley Alabama’s Police department has recently hired a fourth group of new officers to aid in the work.
