<p><em>&#8220;Despite U.S. housing markets being generally dreary since 2008,  there are a few promising patches across the country, according to <a href="http://247wallst.com/2011/05/11/housing-markets-that-will-rise-most-this-year/2/" target="_blank">24/7 Wall St. Review</a> . 24/7 Wall St. looked at data from Fiserve Case Shiller, which gathers  and analyzes housing information, and compiled a list of ten markets  that will rebound the most in 2011.</em></p>
<p><em>The list indicates that two  kinds of real estate markets are on the rise: one that was generally  stable, but was hurt by the recession; and one that will rise because  lower housing costs are making it affordable for residents to buy a home  for the first time in decades.</em></p>
<p><em>The twelve cities in which homes  prices will increase the most in 2011 are divided into two categories.  One comprises cities in the Northwest with mostly white populations,  stable middle classes andone or two major industries that dominate  employment. Some of these cities are removed from larger metropolises  like Chicago or L.A., meaning they serve geographic areas that might  stretch several hundred miles, making them business and agricultural  hubs.</em></p>
<p><em>The second category of cities is composed of cities that  have not been as economically prosperous, but have made the list because  lower housing prices have changed the residents’ ability to purchase  homes that were previously unaffordable.&#8221;</em></p>

Helping to accelerate the sales of homes is the extremely low cost involved. While home values may still drop in many areas, it appears that volume may start accelerating. The high number of foreclosed homes has pushed the prices of home very low in many parts of the country, helping to create extremely reasonable affordability.</p>
<p>An interesting examination of Daphne, Fairhope, Mobile and Spanish Fort, Al real estate sales data uncovers the fact that cash buyers are representing a large percentage (roughly one third) of the nation’s home sales. Today’s buyers market is a boon for real estate investors who are clearly seeing that the bottom is here, whether it has already hit or is close to being hit. January showed that home prices on average were the lowest that they have been in close to a decade.</p>
<p>It is possible to find both positive news and negative news when looking for news about real estate. As with any information real estate changes from locale to locale, but on the whole the Daphne, Fairhope, Mobile and Spanish Fort, Al market is seeing signs of recovery. Those who can afford to buy homes for cash and those who can acquire a mortgage are those who will not be looking back thinking if only I had bought then.</p>

While mortgage rates have been dipping and rising in recent weeks, housing prices have continued to drop, if ever so slightly in comparison to a year or two ago. The high inventories in most markets are keeping prices from rising and sellers are forced to swallow the fact that if they want to sell they have to do so for less than originally thought.</p>
<p>Low home values, low mortgage rates and high inventories have created an ideal time to buy real estate. These are the best affordability levels with respect to real estate that have been seen in years and those buying are the people who do not want to look back in a few years and think if only I had bought then.</p>
<p>The best investments are those that are timed right. Buying low and selling high is the motto, and those that can get it right are those that stand to make the most profit over time. In a nutshell, there couldn’t be a better time to be a real estate investor.</p>

<p>West Mobile/ Semmes is one of the largest areas of listings in Mobile County, with 525 current home listings. In November, 35 homes sold for an average price of $146,160 or $84.22/ square foot. These homes sold after an average 76 days on the market, which is relatively quick compared to the rest of Mobile/ Baldwin.  There are 82 contracts pending for an average price of $169,233 or $81.62/ square foot.</p>
<p>West Mobile County has 296 homes available and they have averaged 127 days on the market. <p><span style="font-size: small;"><span style="font-family: Times New Roman;">Compared with July home sales in Daphne, September showed an increase in the number of transactions. 35 homes sold in September 2009, with the average sales price jumping from $204,421 to $253,199.  The average price per square foot rose from $92.43/sq ft to $97.98. Unfortunately, the average time on the market increased again from 118 up to 147 days .  There are 49 Daphne homes with pending contracts, averaging $95.45 per square foot, down from $103.28 in July. Those with currently listed homes are more optimistic, with the average price per foot at $113.87.</span></span></p>
<p><span style="font-size: small;"><span style="font-family: Times New Roman;">In Spanish Fort, there were 11 home sales in September. The average sales price decreased again from $277,989 (July) to $263,323. Price per square foot followed suit.  The sales that averaged $107.82 in July averaged $103.66 in September. Days on the market for these sold homes dropped from 134 in July to 116 in September. The inventory of homes available in Spanish Fort is 130, with an average list price of $349,074 or $120/square foot. </span></span></p>
<p><span style="font-family: Times New Roman; font-size: small;">Down the highway in Fairhope, 16 homes sold in the month of September. Average sales price climbed a bit to $270,831 or $135.98/square foot. The days on the market for September home sales has dropped a bit to 142 from July’s 149.  While this is still longer than anyone would like to see, it is a vast improvement over the Spring, when activity was much more sluggish.  Fairhope has 30 pending contracts, averaging $124.56/ square foot. <p>Compared with June home sales in Daphne, July showed a significant decrease in the number of transactions. 27 homes sold in July 2009, compared with 38 in June. Fortunately, the average time on the market decreased from 145 days to 118.  There are 51 Daphne homes with pending contracts, averaging $103.28 per square foot.</p>
<p>In Spanish Fort, a mere 12 sales in June dropped to 9 in July. The average sales price decreased from  $305,800 to $277,989. Price per square foot, however, made a modest gain. The sales that averaged $106.16 in June climbed to $107.82 in July! Days on the market increased by only 7 days from 89 to 134 in July.</p>
<p>Down the highway in Fairhope, 15 transactions in June grew to 19 in July. Average sales price retreated to March numbers at $249,136. This translates to a price per foot of $103.19. The good news in Fairhope is that the days on the market for July home sales has receded to 149 from June&#8217;s 178.  While this is still longer than anyone would like to see, it is a vast improvement over the Spring.  Fairhope has 40 pending contracts, averaging $122.15/ square foot.
